Close to Munich Hbf (train station) so access to long distance trains & local transportation was great.
Chose what street to walk down to hotel from Hbf: Bayerstrasse to Mittererstrasse to hotel vs. Goethestrasse to hotel. Goethestrasse is a bit "gritty".

Great location near train station if you are taking day trips or just exploring the city by train or tram. Plenty of restaurants and coffee shops nearby. Great service from front desk, clean room, and comfortable beds....

Very clean hotel with delicious breakfast and very quiet rooms. A very clean hotel. I really like that there is no carpet in the corridors or in the rooms I prefer floors that are properly cleaned rather than carpets that are difficult to keep fresh.

The Eurostars Book Hotel, Munich proved to be an excellent base for exploring the city. Its location is a real strength less than a 10-minute walk from München Hauptbahnhof, making arrivals and departures effortless, and only around 20 minutes on foot to Marienplatz and the historic centre.

Nice modern Hotel 5 min walk from the Munich Main Station.
The staff was very friendly from the receptionist to the breakfast employees. Specially a young men who welcomed the guest in the breakfast room was engaged.
There was no complimentary water in the room as mentioned in the comments. After a call they send it to us right away. I had the feeling that the guy from the bar who brought it was not pleased.
