Loved this hotel. It was on a quite canal, essentially no outside noise. Very well situated, close to the Academia Bridge, a pleasant walk to the main attractions, and a 25 min walk from the bus station (Piazzale Roma). My room was in the building adjacent to the main hotel (the Dependence) and it was exceptionally large for a European hotel. The bed was on a loft above the living area. Perfect Location when in Venice

Arrival by boat at their private dock is awesome. No need to haul luggage through the city. Out of the way from all of the more touristy areas which makes it less congested and quiet. Yet close to everything within walking distance.
Great rooms, staff and cost. We will stay here next time we are in Venice....
